If you let property with a gas appliance, the Gas Safety (Installation and Use) Regulations 1998 require an annual safety check by a Gas Safe registered engineer — and a record (the CP12) given to tenants within 28 days.
Failure to comply
HSE prosecutions for landlord gas safety failures can carry fines of up to £6,000 per breach, custodial sentences in serious cases, and invalidated landlord insurance. A missed renewal is the most common reason landlords get caught out.
